New Distribution Facility Planned for Sheboygan Business Center

CLASS-A 150,000-SF DISTRIBUTION FACILITY PLANNED FOR PREMIER SHEBOYGAN SITE

This state-of-the-art planned building will be the prime industrial facility in Sheboygan County

September 20, 2018 – HN Co. is pleased to announce, in partnership with Quasius Construction of Sheboygan, plans for the construction of a new state-of-the-art Sheboygan Country industrial distribution facility located on a 14.5-acre site on the corner of Weeden Creek Road and County Highway OK in the Sheboygan Business Center. This facility will provide this submarket with a premier option to combat shrinking property vacancies and demand from industrial tenants.

This planned building will be initially constructed as a 120,000-square-foot, build-to-suit facility, which will be able to accommodate multiple tenants, but the site also lends itself well to a potential single-user, who may seek to maximize the total footprint up to 150,000 square feet. The convenient location off of I-43 and Highway 28 offers elite thoroughfare access.

Planned building/site features include 28-foot minimum clear height, abundant loading mix of dock and grade-height access, ample parking, truck turning radius of at least 130 feet, apron size to support parking/storage of 55-foot trailers, efficient building envelope to include R=30 walls and R=38 roof to accommodate potential cold storage users, hydraulic dock levelers with dock deals, LED lighting throughout the facility, advanced high-efficiency direct fired heating units, NFPA-13 complete fire protection sprinkler system, and an attractive exterior design.

Matt Quasius and Ed Treis are currently in negotiations with interested prospects to secure the necessary tenancy in order to break ground as soon as is feasible.
